SELF EMPLOYED AND EMPLOYED? NO PROBLEM

We were able to find a mortgage for a first time buyer who had a full time job and did part time personal training on a self employed basis on the side. Most banks require two years for this however we were able to find him a lender with only 1 years history and a 5% deposit. This required us to use our expertise and contacts at the bank to ensure the case was going to be looked at in a common sense manner and due to this we were able to get it over the line where had he gone direct to the lender, this may not have been the case

FIRST TIME BUYERS BUYING A CITY CENTRE APARTMENT

We were able to help two first time buyers onto the property ladder into their dream city centre apartment with a 10% deposit after another advisor had told them it was not possible!

The couple booked in for a chat with us after being disappointed with the result of an appointment with an in house advisor at an estate agency. They were told they would be unable to find a mortgage on an apartment in the city centre with only a 10% deposit and sent away.

We were able to speak with them and source a lender the same day. The mortgage was then applied for and offered within a week and they are on their way to owning their first home together.

NON INDEFINITE LEAVE TO REMAIN

We had a client with pre-settled status who had spoken to another advisor and been told that it was not possible to get a mortgage without settled status.

We help clients who do not have indefinite leave to get onto the property ladder all the time.

We were able to explain that most lenders now see pre-settled as settle and provide them with an accepted agreement in principle .

Had they not spoken to us they would have gone away believing they were unable to get a mortgage at all.
